Then the sales. Every comparable sale the estimate rests on is set out with its address, its sale date and its price, followed by a line on how your home compares to that one. Most are within a few kilometres.

Condition is read from the photos you send. A kitchen redone in 2024 and an original one from 1996 look the same in a sale history, so the report says which rooms were photographed and what condition each one is in.

Position is the other half: a busy road frontage, powerlines over the back fence, a flood overlay on the lot, the walk to the shops, the school catchment.
